Where can I see the buildings before I buy?

At our show site on the A449 at Ombersley, Worcestershire (WR9 0JG), open Tuesday to Sunday, 10am to 4pm — closed Mondays. Walk inside finished buildings, feel the timber, and talk it through with the people who make them. No appointment needed.

How do I get a price?

Three ways: use the online configurator for an instant indicative price, call us on 07913 371 295, or visit the show site. Every building is made to order, so we confirm the final figure in a written quote before you commit to anything.

Do your prices include VAT?

Accepted Answer

Yes — every price on this site includes VAT. The configurator price is indicative; your written quote is the price we stand behind.

Question 4

Can I order and pay online?

Accepted Answer

You can reserve your build slot online: configure your building, and pay a deposit by card through Stripe at the end. The deposit is applied in full to your written quote, and refunded if you decide not to go ahead before we cut materials. The balance is payable as set out in your quote — we never take full payment online for a made-to-measure building.

Can I customise my building?

Every building is made to order. You choose the size, doors, windows, glass, internal partitions, canopies, workbenches and painted finishes — and if you want something we haven't listed, ask. We build it, so we can usually accommodate it.

Where do you deliver, and what does it cost?

Delivery and assembly are free within 25 miles of our show site at Ombersley. Beyond that we deliver and assemble same-day across England and Wales; Scotland and island locations incur additional travel charges, quoted before you order.

How long does installation take?

Most buildings are delivered and assembled in a single day by our own team — the same people who built it in the workshop. We leave your garden as we found it.

Question 8

What base does my building need?

Accepted Answer

A suitable, solid, level foundation — concrete or slabs at a minimum 4 inch depth (sound, level decking can also work). We can't build on uneven ground or on gravel/hardcore bases, and we ask for about 1 ft of clearance between the base and any trees, fences or bushes. Base not sorted yet? What access do you need on the day?

We carry panels through by hand, so we need a clear route with minimum 8 ft height and 3 ft width, and no tight corners — shed panels aren't made for bending. We don't lift buildings over walls, garages, fences or dwarf walls above 4 ft. If access is only through your home or looks tricky, send us a photo and we'll confirm before delivery day.

What are the buildings made from?

Kiln-dried Swedish Redwood and Canadian Western Red Cedar, 19 mm pressure-treated cladding, heavy-duty floors, toughened safety glass and seamless EPDM rubber roofs, with guttering as standard. Fully framed, ledged and braced doors hung with three-lever mortice locks.

Do I need planning permission?

Most garden buildings fall under permitted development and don't need planning permission, but it depends on the height, position and your property — listed buildings and conservation areas have extra rules. We're happy to advise on your specific situation, and your local authority can confirm.

Question 12

Is there a guarantee?

Accepted Answer

Yes — every building is guaranteed for 12 months against faulty workmanship, subject to our terms and conditions. Natural timber behaviour like small surface splits, shrinkage and colour change isn't a fault — wood is an organic material and moves with the weather.

Question 13

How do I look after my building?

Accepted Answer

Three small jobs keep it at its best: check the air gap beneath the base once a year so debris doesn't build up, re-coat with a wood preservative or paint at least every two years depending on exposure, and give locks and hinges a shot of oil annually. Garden rooms come painted with a three-coat exterior system as standard.

Do I need to treat the timber?

Our cladding is tanalised (pressure-treated), which protects against rot and fungal damage. To keep that protection at its best we recommend regular re-treatment — left completely untreated for years, any timber building becomes vulnerable to weather and water ingress.

Are these flat-pack buildings?

Accepted Answer

No. Every panel is cut, framed and finished by our own joiners in the Worcestershire workshop, then delivered and assembled by the same team. We've built this way for over thirty years.
