Terms of Sale.

Prices on this website include VAT. The price shown in the online configurator is indicative — every building is made to order, so we confirm the final figure in a written quote before you commit to anything. A written quote is the price we stand behind.

Options marked "POA" or "quoted separately" are priced individually in your written quote, based on your chosen model and size.

An order is placed when you accept a written quote and pay the deposit set out in it. The balance is payable as described in your quote. Because every building is made to your specification, please check the quote carefully — model, size, options, finish and delivery details — before accepting.

You can reserve a build slot through our online configurator by paying a deposit via our secure card-payment provider, Stripe. The deposit is calculated from the configurator's indicative price and is applied in full to your final written quote. Paying a deposit reserves your slot — it doesn't fix the final price, which we confirm in writing once we've checked your specification, options and delivery details.

If we can't proceed with your order — or you decide not to go ahead before we start cutting materials — your deposit is refunded in full to the card you paid with. Once manufacture begins, the cancellation terms above apply. Your statutory rights are not affected.

We deliver and assemble every building ourselves. Delivery and assembly are free within 25 miles of our show site at Ombersley (WR9 0JG). We deliver and assemble same-day across England and Wales; Scotland and island locations incur additional travel charges, quoted before you order.

To install your building on the day, we need:

• a suitable, solid, level base — concrete or slabs at a minimum 4 inch depth (or sound decking) — ready before delivery, with roughly 1 ft of clearance around it (see our preparation guide). All groundworks are the customer's responsibility, as is securing the building once erected;
• clear access to the site — minimum 8 ft height and 3 ft width with no tight corners. We don't lift buildings over walls, garages, fences or dwarf walls higher than 4 ft.

If the base isn't fit for purpose or access isn't as described when we arrive, you may need to accept delivery and store the building safely, and re-fitting costs and travel may apply — we'll always talk to you first, and a photo in advance avoids nearly all of this.

Every building we make is guaranteed for 12 months against faulty workmanship, subject to these terms. The guarantee doesn't cover the natural behaviour of timber — wood is an organic material and shrinkage, small surface splits and colour change can occur with the weather — or damage caused by lack of maintenance, alteration, or an unsuitable base. Ask us for full guarantee details at any time — we're happy to share them before you order.

Because each building is made to order to your specification, we start incurring costs as soon as materials are cut. If you need to change or cancel an order, contact us as soon as possible — the earlier you tell us, the more we can do. Your statutory rights are not affected.

Nothing in these terms limits your rights under the Consumer Rights Act 2015 — including that goods must be of satisfactory quality, fit for purpose and as described — or any other rights you have by law.
